
Trustee
- API is the registered proprietor of all the properties owned by the syndicates, acting as a bare trustee for the term of the syndicates which typically range from 7-9 years;
- As trustee, API has no beneficial interest in the properties, other than participation by its shareholders and directors who generally participate in all syndicates;
- The management of each syndicate’s activities is the responsibility of the trustee, while a project committee, usually comprising of investors and a representative of the trustee, is responsible for making strategic decisions;
- Valuation reports assessing the value of each property are obtained from licensed valuers; and
- API manages the syndicates on behalf of the investors, while a major real estate agency is appointed to manage each property including the collection of rent, payment of outgoings and management of day to day matters.
