Investment Strategy

Australasian Property Investments  Ltd ("API") is a private investment group, specialising in commercial property investment. Our successful investment strategy has been designed to provide our investors with commercial property investment opportunities delivering strong yields and potential for capital growth over the medium to long term.

The three core principles of the API investment strategy are to achieve:

  1. Single, direct property investment - every API property syndicate’s performance is linked to a specific commercial property asset, providing investors a transparent and efficient investment with a higher certainty of income and known risks.

  2. High tenant appeal properties - our philosophy is simple. We purchase well located property that tenants want to occupy. This reduces leasing risk so as to increase the likelyhood of a continuous dividend distribution, which in turn is likely to produce capital growth.

  3. Income and capital growth - at API we recognise that a strong and regular income stream together with the opportunity for capital growth is of prime importance to our investors. An API syndicate is a yield enhancement investment designed to outperform bank deposits, whilst providing capital growth opportunities with a lower risk than equities and with the added benefit of tax advantages.

To achieve this, we rely on the property expertise and experience of API's management team to assess and evaluate the various aspects of every property investment opportunity.

API offers the following management expertise: 

  • A consideration of economic factors affecting the property market, specific growth trends within the various property sectors, and the likely impact of those factors on key transactional issues including acquisition, disposal, lease terms & rent reviews.
  • An ability to identify well located quality assets in the current property market that will be well positioned for the future, relative to the ever changing patterns of property's economic fundamentals.
  • The ability to provide ongoing "value adding" and upgrading of each property investment where circumstances permit.
  • A well developed network of links with major investment & development players in the property industry, a close association with various professional consultants in areas that include architecture, law, construction, engineering, urban design, town planning, property valuation and financial and capital markets.
  • Providing asset management services and responsible trust administration of investor funds.
